Abstract

This paper aims to provide a better understanding of the complexity of intra-urban space by a process of intertwining socioeconomic, socio-occupational and offer of services indicators at both house and city levels, in which rests its fundamental contribution. Based on principal component analysis and clustering techniques, this research work proposes a typology of services and two indexes for Belo Horizonte, one for housing income and another for the lack of services and housing liability. The relevance and validity of the proposed indexes are tested using a hedonic price regression model for the real estate market.
